What began as a request to assist an existing business, turned into a productive long-term partnership that continues to create new jobs and investment for the city of Berea. Since mid-2019, MWM Consulting has worked in lock-step with community officials to elevate its economic development initiatives. In fact, within the first 18 months, Berea announced projects representing more capital investment than had been announced in the previous seven years combined. Projects like App Harvest, a joint venture by Hitachi and Honda, as well as Hyster-Yale are all in various stages of job creation. To further boost future growth prospects, MWM took the lead on applying for funds through the state’s competitive Product Development Initiative. After identifying a 21-acre undeveloped rail site, we progressed through a multi-step application process, culminating with a site visit by third-party site consultants. As one of 14 properties across the state reaching this stage of the process, we made sure Berea put its best foot forward. Although the state paused program funding due to COVID-19 budget setbacks, we were thrilled to learn that Berea had earned the designation of “Best Site Visit” by the independent consultants.
When local entrepreneurs needed help turning their dream of building the ultimate Kentucky vacation experience into reality, they turned to MWM Consulting. Rick and Still, LLC saw an opportunity in downtown Versailles, Kentucky to turn a historic former bank building into a luxury boutique hotel. The Rickhouse Hotel and Still, a horseracing-themed luxury hotel with an onsite micro-distillery and restaurant was poised to be a gateway to the Bourbon Trail experience. Funding was a critical part of moving the project forward. We helped the company package and present its application for tax incentives through the Kentucky Tourism Development Act. Our ability to demonstrate the positive economic impact the project would have resulted in approval of state tax incentives. Now, this tourism-development project is yet another step closer to opening its doors.
Woodford County Economic Development Authority didn’t miss a beat after the departure of its executive director. Thanks to our extensive experience in state and local economic development, MWM was able to jump right in and fill the void. In addition to everyday admin assistance, we focused our efforts on existing industry outreach and property sales. In less than six months, and in partnership with Sperry Van Ness, we helped sell nearly 15 acres of land in Midway Station with more tracts going under contract now. We’re also helping to find marketable land for future growth. Just as important is the partnership that we are helping to create between the EDA and the Chamber. Together, we are engaging local industries to create a more productive dialogue between employers and community leaders.
When Infiltrator Water Technologies’ expansion grew significantly in scope, MWM Consulting was able to help the company renegotiate a larger incentive package to help offset its additional investment. Our extensive knowledge of the state’s incentive programs allowed us to help the company navigate the process. At MWM Consulting, we know the importance of establishing partnerships between government entities and the business community. We can help new and growing companies explore and secure tax incentives that will ensure a greater ROI.
The Lawrenceburg-Anderson County Economic Development Authority was in a transitional phase. Seeking a new direction and renewed energy, the EDA sought out a partnership that would help them revitalize their economic development efforts. With a new board in place and city and county officials working collaboratively, the board chose MWM Consulting to lead those efforts. We began with a complete brand overhaul, including a new moniker – Anderson County Forward – and new website www.AndersonCountyForward.com. Simultaneously, we began the process of vetting marketable sites and buildings, strengthening relationships with existing industry and identifying outside resources that could be used to leverage internal resources. Within 10 months of our partnership, we landed a new employer. Our journey continues with many exciting opportunities ahead.
Economic development leaders from Simpson County, Kentucky sought out the services of MWM Consulting to help guide them through TVA’s competitive Invest Prep application process. The program awards funding to communities that can demonstrate a strong ROI on potential site development work. The community had a goal of making an 18-acre industrial property pad-ready, better positioning it for new business growth. MWM worked with the community from start to finish to increase its chances of being awarded funds to help achieve this goal. After successfully completing the initial RFI, we prepared and delivered the community pitch as part of a multi-step application process. Thanks to a strong presentation, MWM was able to work with the community to conduct a stand-out site visit for the final round of evaluation. The partnership resulted in Franklin-Simpson County IDA being selected for an investment by TVA to make the site pad ready.
